It Doesn’t Cost You a Penny to Have Representation

A lot of people think they’ll save money if they skip the Realtor. Not true. Builders already budget to pay our commission. If you don’t bring your own agent, they just keep it. You don’t get a discount, and you lose someone fighting for your side of the deal. I don’t cost you a penny, and you get full representation. No brainer. 

The Builder’s Sales Rep Works for Them—Not You

That smiling sales rep in the model home? They work for the builder. Their job is to sell you on their terms. My job? To protect you, your money, and your best interests from day one to closing. I know what to look for, what questions to ask, and how to make sure you’re not overpaying or under-informed.

Avoid Surprises With the Model Home

The Model Isn’t What You’re Buying. You walk in, fall in love with the model, and start imagining your life there. The reality? That model is usually packed with $50K+ in upgrades, fancy counters, wall trim, lighting packages, and custom closets. I will help you break it down: What’s standard? What’s extra? I Know What You Can Actually Negotiate 

Most people try to negotiate the price. Here’s a tip: builders rarely budge on price, but they will negotiate on closing costs, upgrades, lot premiums, or warranties. Every builder is different, and I’ve worked with almost all of them. I know who will bend and where, and I’ll get you the most for your money.

If It’s Not in Writing, It Doesn’t Count 

I’ve seen it too many times, buyers are promised something by the builder’s rep, but it’s not in the contract. And guess what? It doesn’t happen. I make sure everything is buttoned up, in writing, and locked in before you sign anything.

Inspections Are Still Critical for New Construction

Yes, it’s a brand-new home, but that doesn’t always mean it’s perfect. Builders can make mistakes, and contractors sometimes cut corners. That’s why I stay closely involved throughout the process to make sure everything is done right.

I'll be present for the final walkthrough to ensure no detail is overlooked. With the systems I have in place, we’ll document any imperfections during the final walkthrough and communicate them directly to the builder. I’ll stay involved throughout the process to help ensure any needed touch-ups or repairs are addressed as efficiently and thoroughly as possible before closing.


How I Handle Final Walkthroughs and Warranty Deadlines

Most builders offer a one-year warranty, which I like to call the “bumper-to-bumper” coverage. Around the 9 to 10 month mark, it’s a smart idea to bring in an independent inspector to help create a list of any issues that may have come up after you’ve settled in, giving you time to get them addressed before that warranty expires.

Don’t Just Take the Builder’s Lender 

Builders usually offer their own mortgage company and some incentives to go with it. But that doesn't always mean it’s your best option. I’ll connect you with a few trusted local lenders so you can compare terms and make sure you're getting the best deal overall, not just a flashy promotion.

Not All Builders Are Equal 

Some builders are solid. Some cut corners. Some have great warranties, some don’t. Some close on time, others... not so much. I’ve been around long enough to know the reputations, the red flags, and the real stories. I’ll steer you in the right direction.
